Q: Do I need to go with my existing lender to have a survey?
A: No, you are entitled to obtain your own independent survey. Furthermore, you are entitled to ask the lender what percentage of the fee they are charging you will be received by the surveyor.
Q: Do I need a survey prior to selling my property?
A: No, the only survey required to sell a property is an Energy Performance Certificate, which is necessary to market a property.
Q: I have had a valuation so why do I need a survey?
A: A valuation is a certificate to certify that the property is suitable for normal lending purposes and is there to protect the interests of the lender. An independent survey is carried out on your behalf and looks at the condition of the property.
Q: The property I am buying is only a few years old, why do I need a survey?
A: The purpose and need of a survey is to identify any defects in a property that may have an adverse effect on the value. Furthermore the survey offers advice on any defects that might be a problem in the future.
