Homebuyer Survey & Valuation (RICS)

This report is suitable for conventional houses and flats in reasonable condition. It is an economical package to assist the purchaser to make an informed judgement whether or not to proceed with the purchase, commenting on the structure of the roof, walls and floor and identifying any major problems.

It also comments on urgent and significant matters and future maintenance issues. This report also includes a valuation and insurance re-instatement calculation.

Full Building Survey

This can be undertaken on any property, is custom made to the client's individual needs and is fully comprehensive, covering all aspects of the property. The Surveyor spends 4-8 hours on site depending upon the size of the property.

Single Defect Report

This report is suitable for a single defect such as structural defects, roof problems or difficulties with floors and walls.

Benefits:

 - This type of survey is extremely useful when a mortgage valuation has identified a problem with the property you intend to purchase.

Main Structure Report

This is only concerned with the roof, walls and floors and does not check the fixtures, fittings or services.

Benefits:

 - This is cost effective, conclusive and carried-out by a Specialist Building Surveyor.

Sulphate Testing in Concrete Floors

Sulphate attack on ground floor slabs is a critical problem which can lead to serious structural damage in the main walls of a building.

The problem is caused when the fill material (hardcore) beneath the slab contains sulphates and these migrate into the concrete. The sulphates react with the concrete causing it to expand resulting in a "heave effect" in the slab and structural damage to the external walls as the slab pushes them out. Eventually the concrete may disintegrate. When the slab heaves, any internal walls built off the slab will be lifted and may cause damage to the structure above.

Wall Tie Failure

This report examines the condition of wall ties which are bedded into the inner and outer leaves of cavity walls to strengthen the wall. Failure by corrosion can result in walls becoming unstable. Our report will explain the presence of any failures and advice in remedial steps.

Damp proof membrane identification in concrete floors

We can report on the condition of a damp-proof membrane beneath a concrete floor. This membrane prevents moisture rising into the floor (which can otherwise lead to sulphate problems above), and therefore it is important to be confident of its condition.
