Buying New Builds
Why is a New Build Survey Necessary?
New doesn’t mean perfect—some new builds will have serious structural flaws. Discover why a new build survey may be right for you.
New House
A brand new home is a dream for many—not just in Yorkshire but across England. That dream, however, can be shattered when buying a new home. Due to the demand for new builds, many new homes are often constructed quickly and badly. Faults and defects that occur as a result of this quantity-over-quality mentality only become apparent to home buyers once they’re living in the space.
A systematic underinvestment in training qualified tradespeople is another part of the problem. Company director and professional surveyor, Jon Charters-Reid, comments that “It’s not unusual to find up to two hundred defects per property when you expect to find none.” As a former joiner turned chartered building surveyor, he has first-hand knowledge of this decline in training practices. “Thousands of people in the UK are suffering due to shameful construction,” he continues. “Once you have paid your hard earned cash to the builder you are on your own.”


New Homes contain defects such as:

When BUYING A NEW HOME, protect yourself by obtaining a SNAGGING list.
What We Provide
A snagging list is a comprehensive list of defects. When you hire one of our surveyors, we will act as a go-between and talk to your builder. Smart house buyers will find that an inspection is always worth it in the end.
A two-staged inspection is formed of a visit during construction to highlight defects and construction issues. At this stage, we shall discuss the issues with the site manager. The second inspection ensures that issues raised have been resolved by the builder.
Regular inspections are usually made up of five site inspections, from footings to completion.
Did you know that most builders do not have formal accreditation? This means that ANYONE in the UK, regardless of training and experience, can call themselves a builder! Although schemes like the builders guarantee scheme do off a form of protection, it usually only guarantees against structural failure. The overall quality of the builders’ work is not assured. These schemes, though well intended, often lead to a very stressful and time consuming project.

Case Study
Peter was excited about purchasing his new build home. It was only upon moving, however, that he discovered that all was not what it seemed. Things immediately started going wrong.
The mortar (cement between the bricks holding them together) began to fail rapidly, with pieces of stone work falling away after only a few weeks. This is when Peter called in our surveying team. Our investigation uncovered the use of a poor on-site mix. What’s more, there was hardly any mortar on the vertical joints. This massive oversight affected the structural strength of the external bricks. At the time of writing, Pete is taking the builder to court.
